It’s been a minute since we’ve sold a home. It’s been a tough market for us recently, both for buying and selling properties. When the lead came in for this N. Raleigh property, we figured it was most likely a retail situation – meaning the seller could make the minor improvements to the property and list it with a realtor. When Craig met with the seller back in November of last year, we discovered the property was an inheritance. He just wanted to sell the property quickly for cash and not have to deal with cleaning it out or making the necessary repairs. We closed on the property early December and quickly got to work on cleaning it out.
The scope was pretty straight-forward: trash out, new carpet upstairs, fresh paint, replace fixtures where needed, new quartz countertops and stainless steel appliances. We even got a home inspection which didn’t unveil any surprises or problems with the home. The few items we failed to include in our repair budget were replacing the damaged vinyl in both bathrooms (luckily we had some leftover LVP from previous jobs), replacing rotted deck boards and therefore, painting the entire deck.
All in all, the remodel went pretty smoothly – we were able to get the work completed quickly AND stayed on budget (for the most part). We listed the property around mid-February and felt pretty good about how it would show. The home was in a great neighborhood and we felt the list price reflected current market value based on the upgrades we’d completed. We went over two weeks without a single showing. Just as the panic was starting to set in, we had a few showings pop up for that upcoming weekend. We received an offer the following Tuesday. It wasn’t a full price offer; however, it was close enough for us. We didn’t want to take any chances and try our luck back on the market.
We sold the home last week, even earlier than we were originally scheduled to close. This house didn’t need much…just someone to come in, clean it out, and add that little bit of TLC in order for the next owners to see its potential. We are very excited for the new owners ◡̈
