You guys, it’s been a minute! I actually had to delete my last post due to an ongoing legal issue but *no worries* it will make a fun post once it’s all resolved 😜
Anyway… I’m back and excited to share one of the smelliest properties we’ve ever purchased! We bought the subject property, which was manufactured home located in Wake Forest, last November. My husband met with the seller who was really going through it at the time. Out of respect for their privacy, I won’t get into the nitty gritty details of what was going on here; however, I will tell you it was a very distressed seller who was ready to sell off the house note and move on from a self-created messy situation.
We closed on the property and quickly got to work on the clean out. There wasn’t much furniture or many personal belongings left inside, but there was a ton of trash around the property. The worst part about clean out was the amount of animal feces inside the home. It was honestly quite impressive anyone could live around those turd landmines and also THE SMELL. I actually gagged upon entering the property the first time. Even the ol’ Vick’s VapoRub trick under the nose couldn’t help with this one. It was SO BAD. Also, the fresh animal feces attracted tons of flies. The house was full of flies. We also found fleas and German cockroaches. Never in my life have I seen so many cockroaches. Once we cleaned out the house, I contacted a pest control company to address the bug situation.
IDK which was worse – the smell or the bugs. Either way, it’s the kind of stuff nightmares are made of!
Once the house was cleaned out and rid of pests, it was much easier to focus on what work needed to be done. On the exterior, we replaced the HVAC system, along with the roof, and built new decks on the front and the back of the house. Inside was just cosmetic repairs – new paint, new LVP floors, new countertops, and new fixtures. We were able to keep the existing cabinets and tub inserts by painting/glazing them. I’ve included links to the LVP and some of the fixtures we used below.
Somehow we were able to complete all the repairs within a little over 2 months and also managed to stay on budget. This was exciting (and different)! We listed the property with our realtor in February and went under contract within a week. We listed the property for $270k and ended up closing it at $265k. Our original ARV was $257k so we even did a bit better than expected.
This was a great property in a great location. We were very grateful to have come across this opportunity and gain some new experiences in flipping mobile homes. Check out the BEFORE & AFTER photos below.
